В научно-исследовательской работе проводится анализ кризисов 2008, 2020 и 2022 годов и оценивается их влияние на строительную индустрию. Рассматриваются такие показатели как число построенных квартир, индекс цен на рынке жилья, количество Договоров долевого участия физических лиц на жилье, потребность в работниках, изменение номинальных и реальных цен на новостройки. В работе выдается экономическая оценка влияния каждого кризиса на страну в целом, а также выявлены причины кризисов, их последствия, особое внимание уделяется срочности влияния на индустрию, а также длительность выхода из кризиса. По итогам работы построена эконометрическая модель, позволяющая оценить как инвестиции в основной капитал отражаются на количество введенных в действие жилых домов, а также на объем работ, выполненных по виду экономической деятельности «Строительство».
The research paper analyzes the crises of 2008, 2020 and 2022 and assesses their impact on the construction industry. Such indicators as the number of apartments built, the price index in the housing market, the number of Contracts of share participation of individuals for housing, the need for employees, changes in nominal and real prices for new buildings are considered. The work gives an economic assessment of the impact of each crisis on the country as a whole, as well as identified the causes of crises, their consequences, special attention is paid to the urgency of the impact on the industry, as well as the duration of recovery from the crisis. As a result of the work, an econometric model is constructed, which allows us to assess how investments in fixed capital are reflected on the number of commissioned residential buildings, as well as on the volume of work performed by the type of economic activity "Construction".
